AOPM TENANT REQUIREMENTS:
1) FICO score of 620 or above; with no open bankruptcies, no prior evictions or criminal convictions.
2) Monthly gross income must be equal to, or greater than three-times the monthly rent
REQUIRED Support Documents Are:
1) Proof of income (e.g., pay stubs from the last 2 pay periods or a signed employment offer letter)
Position Held, Monthly Salary, Years Employed and Supervisor Name with Contact Number);
2)Proof of identity for all residents over the age of 18
-US citizens: Driver's license or United States passport
-Non-US citizens: Passport from country of citizenship and United States visa
3) Photo of Pet (if applicable)
4) Vaccination Record of Pet
SELF-EMPLOYED Applicants Must Provide:
1) The most recent year-end 1099 to substantiate income;
2) The most recent tax return;
3) A CPA prepared financial statement showing verifiable income;
4) Three (3) MONTHS most recent bank statements

RENTAL APPLICATION GUIDELINES:
Please contact the listing agent BEFORE submitting the application to confirm availability, rental terms/stipulations and allowance of pets, as the application fee is charged upon completing this application.
APPLICATION PROCESS & SCREENING:
All applicants who will be living in the property, age 18 and older, as well as a co-signer/guarantor of lease, MUST submit an application. The application fee is $65.00 per person and is NON - REFUNDABLE.
The screening is based on an individual's social security number. Without a social security number, the screening process cannot be completed. Each individual must complete a SEPARATE application, providing their OWN social security number.
INCOME REQUIREMENT:
Applicants- must have verifiable gross monthly income of 3X'S that of the monthly rent.
Married couples/roommates may use combined income.
CO-SIGNERS REQUIREMENTS
Co -Signers must have a verifiable gross monthly income of 5x's that of the monthly rent.
Co-signers must live in the state of Georgia.
RENTAL HISTORY:
Applicants are responsible for providing information including names, addresses and telephone numbers; email info or fax numbers of landlords with the dates of tenancy for the previous three years. Landlord notification on your part is IMPORTANT!
CREDIT REQUIREMENTS:
To determine satisfactory credit worthiness, we obtain a report from a third-party credit-reporting agency. A FICO score of 620 is the minimum acceptable score to meet the criteria.
Should you have a freeze OR Fraud Alert on your credit file with Experian, you must release the freeze PRIOR to submitting the rental application. Failure to do so will result in another application fee as the applicant must reapply once the freeze has been lifted.
Unsatisfactory findings may result in denial of your application or the requirement of a guarantor or additional deposit.
Animals:
Animals must be disclosed at the time of application. Policies on animals vary from home to home. PHOTO OF animals(S) AND VACCINATION RECORD IS REQUIRED.
A non-refundable Pet Fee of $500 per pet shall be required.
Aggressive or mixed aggressive breeds, IF APPROVED BY HOMEOWNER, may require Tenant to obtain a higher amount of liability protection than normally required on a Renter's Insurance Policy. Dogs may be rejected if they are fully or partially any of the following breeds, but not limited to: Staffordshire Terriers (Pit Bulls), Doberman Pincher, Rottweiler, Akita, Presa Canario or German Shepherd.
If approved, Applicant(s) shall be required to sign a Pet Agreement, terms of which are strictly enforced. Landlord shall have the right to terminate the lease if Tenant misrepresents the breed of their dog or if found to be in possession of any unauthorized animal.
LEASE TERMS/DEPOSIT:
The homeowner has final approval on all applications submitted, lease terms and acceptance/denial of pets. Additional deposit, or a guarantor, may be required due to credit, income, employment or past rental history.
Your rental agreement must be signed and one full month’s rent collected within 24-hours from your receipt of the documents in order for AOPM to take the property off the market and hold for you.
